my dad says i should always get a registered valuation before offering on a property. is that still standard or do people just rely on the cv these days?

Good question! Short answer, you don’t usually need a registered valuation before making an offer. Most people don’t get one upfront. They’ll make an offer based on their own research (recent sales, agent feedback, etc), and then if the bank requires a valuation, it’s done after you’ve gone conditional. CV (council valuation) can be a rough guide, but it’s often out of date, so banks don’t rely on it for lending...
