Why Work With A Local Agent To Help You Buy Your First Home?

Four Reasons First Home Buyers Should Consider Using A Local Agent To Buy Their First Home

So you’ve got your pre-approval sorted and you’re keen to get house hunting!  This can be the really exciting part of the home buying process, however it can also be a daunting and frustrating task for new home buyers. That is where working with one local agent can be helpful.

We asked Karen Trevissick of Barfoot & Thompson to give us a run down on why you might want to consider using her as an agent to help you on your house hunt.  Here are a list of reasons she believes working with one local agent will give you benefits and an advantage.

1. Helping you with every aspect of purchasing a property from mortgage advisors to builders

There are so many elements to consider when buying a home and right from the get go I can help you with recommending a number of solicitors, brokers and builders. Being at the property to let your builder gain access to the property if you can’t be there. Writing up sale & purchase agreements, negotiating with the vendor on your behalf, sending documents to your solicitor, advice on how to be successful at auctions, right through to final inspection of the property before settlement.

2. Knowledge on upcoming properties that aren’t on the market yet

Every week I see properties that aren’t yet on the market and if I know it’s right for you I’ll notify you straight away. This means the moment it goes live to the public you can be first to viewIt’s a great opportunity to see the property before the rush of the open homes and gives you lead time to get organised and be ready to make an offer when the property comes on the market.

3. Private viewings at a time that suits you

We can’t always make the open home times and sometimes you don’t want to have 30 other people wondering around the property when you are, so I can take you through the property at a time that suits you. Family sometimes can’t be there all at the same time and if you’re on a tight schedule for auction date and need to get them through then I can be there for them.

4. Dealing with 1 agent and not 100 agents

It takes a lot of time to search through properties, then to email/call the listing agents to ask for a price range, whether or not it’s already under offer and can they email any documents. So I do all that work on your behalf. Im very quick to know what you are looking for in a home so I will always give you advice on the properties you send through, as not all of them will be as suitable as you think.

FAQs

Can I purchase any Barfoot & Thompson property with you, even outside of West Auckland?

Yes, as Barfoot & Thompson is a non-franchise company you can purchase any property within the company anywhere in the North Island through me.

Can I purchase a property with you that is listed with another agency?

Yes, this is what is called a conjunctional sale. All you need to do is send the property link to me and I will make contact with the listing agent and enquire with any questions you may have and make the viewing arrangements.

What happens if I view the property or go through an Open Home without you?

Then unfortunately I cannot continue to help you with the process of purchasing that particular property. Our company policy is that any agent that is working with buyers they have to introduce them to the property for their first viewing.

Can you bid on my behalf at auctions if I can’t be there?

Yes, we can do telephone bidding and I can either be at the auction rooms or the property and go through the bidding process with you on the phone.
