Terrace Townhouses Richmond Mt Wellington

Richmond

Richmond Stage One offers 99 homes completed from March 2017. Sales and construction has already commenced. Richmond homes initially came in two, three, four and five bedroom configurations across eight plan types, although due to their rapid sale the two bedroom homes are no longer available.

Richmond aims to bring quality homes and contemporary living to owner occupiers. Designed with community and lifestyle in mind, owners will be part of a vibrant area with shared spaces such as parks, herb gardens and fruit trees. Home owners will enjoy well designed internal and external spaces with private courtyards and landscaping.

Every home comes with warranties for builders, fungal & rot, materials and SMEG appliances. They’re also built to sun, sound and seismic codes. Richmond homes are modern and stylish, lending themselves to personalisation and self-expression.

It is proposed that later stages will include other facilities and amenities for all residents such as a gym, playground, spa tub, sauna or steam room, and a pilates and yoga studio. All these amenities will be owned and managed by the Richmond Residents Association.

Richmond is also located less than three kilometres from Auckland Council’s new Toia recreational precinct which opened in August this year. The $31 million multi-purpose facility includes:

  • a new library
  • aquatic centre with toddler, learning, lap and bombing pools. It also has spas and a sauna and an outdoor water play area.
  • community teaching garden
  • new playground
  • upgraded fitness centre and the existing recreation centre.

The Mount Wellington Property Market

Mount Wellington residential property values have risen sharply over recent years – providing purchasers with significant capital growth.

In the June quarter of 2016 the suburb’s median sales value stood at $711,500 – up from $660,000 a year earlier, and representing a gain of just under eight percent. With the suburb’s capital growth rate at an annual average of 11.7 percent compounding over a four year period, Mt Wellington has been one of the Greater Auckland region’s ‘over performers’.

In the June quarter of 2012, Mt Wellington residential sales commanded a median value of $399,000. Price appreciation over four years since then equates to 78 percent – well ahead of the regional average for Greater Auckland of 65 percent.

At $711,500 the Mt Wellington median sale price lags the regional median figure of $830,000. It should be noted however that new property built to modern standards, located within the area can command much higher values. The success of the Stonefields development on the nearby Mt Wellington/Remuera/Panmure border provides an excellent illustration of this.
